What’s Included?
Architectural: The architectural plans include wall dimensions, kitchen, living room, dining area, bedroom, utility closet and exterior deck layouts. The set also includes window/door schedules. This architectural set also includes exterior elevations that indicate roof lines and pitches as well as interior elevations for layout references.
Structural: Structural plans for the Cedar Hollow include all structural details needed to construct the home. This includes floor framing, window framing, ceiling framing and the elevated deck framing structural details. The home was designed to not require any specialty lumber and can be built exclusively from dimensions lumber which is a large cost saving component of the design. The roof framing plan includes large overhangs to further waterproof any window/door penetrations which increases the longevity of the home. The deck framing plan also includes structural re-enforcements at each end of the home to be able to support a loaded hot tub or similarly weighted amenity. Note that this is the full engineered set of structural drawings for the Cedar Hollow, but the engineered stamp has been redacted as the home needs to be stamped by an engineer in your local jurisdiction.
Foundation: The structural foundation plans include two different foundation options. Either can be used to support the framed structure of the Cedar Hollow. Option 1 is a post and pier design that allows the structure to be elevated a few feet off the ground and can be great for building locations that aren’t perfectly level. The post and pier foundation is often times more cost effective as it is more DIY friendly. Option 2 is a conventional footing and stem wall foundation. This also includes rebar schedules and all details needed for your concrete contractor. Both options are included in the plans and offer large crawlspace areas to allow for ease of future maintenance and accessibility to sub floor mechanical/plumbing systems.
Wood Framing: The non-structural demising wall interior wood framing can be seen in the the architectural drawings. All structural wood framing/sheer wall locations can be seen in structural plans.
Electrical: The electrical plans include recessed can lighting on the first and second floor, accent lighting and exterior lighting locations. The electrical plans also included outlet locations to meet code requirements. Electrical design accounts for a washer/dryer full kitchen, range, hood, oven, refrigerator, hot tub, cold plunge chiller, detached sauna heater.
HVAC: The HVAC plans indicate the location of the 1 mini-split head system to allow for proper HVAC for an energy efficient home and in a convenient location for running mechanical chases to not impose on the aesthetics of the home. The HVAC plans also include the locations of ventilation fans, and air distribution fans to provide all rooms in the home with climate controlled air.
Insulation: The insulation plans includes bat insulation R-Value for all sub-floors, walls, and ceilings to allow for code compliant insulation design.
Plumbing: The plumbing plans include a hot/cold water line design as well as waste water line chases. The plumbing set also includes rough in routing to the bathroom sink, lavatory, and kitchen in the home.
